PROJECT OVERVIEW

Spectrum Construction delivered the redevelopment of Llys Waters (formerly Treboeth), transforming an unused community centre into nine high-quality, DQR-compliant social housing apartments in a highly sought-after area of Swansea. The £1.1m scheme provides sustainable, long-term homes designed to exceed modern energy performance standards while supporting Spectrum Construction’s commitment to responsible development.

THE BRIEF

To repurpose a redundant community building into modern, affordable homes that meet Welsh DQR standards and achieve long-term sustainability for social housing tenants.

SCOPE OF WORKS

The scheme comprises nine one-bedroom apartments, delivered using modern construction methods to maximise efficiency, comfort and durability.

Energy Performance & Sustainability

A key challenge was meeting minimum energy performance standards for rental properties, successfully achieved through timber frame construction, PIR-insulated walls, PV panels, and electric storage heating on a dual tariff. The development achieved an EPC A rating throughout.

Enhanced Safety & Resident Comfort

The apartments were further enhanced with Therma-Q boilers, Secured by Design–certified windows and doors, LCD video entry systems, and acoustically secure front entrance doors to improve safety and living quality.

Responsible Construction

Sustainability was central to the project delivery, with measures including LED lighting throughout, motion-sensor lighting to communal areas, an off-peak heating strategy, and a strong focus on local supply chains through the use of local trades and merchants.

Waste Management

A robust waste management strategy was implemented, incorporating on-site recycling systems and verified recycling reports from Atlantic Waste, ensuring the project was delivered efficiently and responsibly.

THE RESULT

A highly sustainable social housing development delivering modern, energy-efficient homes while breathing new life into a redundant community asset.
