Why Energy Performance Standards Matter More Than Ever in Social Housing

Across the UK, the pressure on housing providers continues to grow. Rising energy costs, increasing sustainability targets and the demand for better-quality housing are all reshaping how developments are designed and delivered.


For social housing in particular, energy performance is no longer viewed as an added extra. It has become a fundamental part of creating homes that are affordable to run, comfortable to live in and sustainable for the long term.


That is why more developers and contractors are placing greater focus on how buildings perform, not just during construction, but for decades after completion. A strong example of this approach can be seen in the redevelopment of Treboeth (Llys Waters) in Swansea, where we transformed unused space into nine high-quality, DQR-compliant social housing apartments designed around long-term sustainability and efficiency.

THE DEVELOPMENT ACHIEVED EPC 'A' RATINGS THROUGHOUT

The project team carefully considered how construction methods and building performance could work together to create homes fit for the future. Rather than relying on a single solution, the scheme combined multiple approaches to improve energy efficiency, including timber frame construction, PIR-insulated walls, PV panels and dual-tariff electric storage heating systems. The result is a development designed not only to meet required standards, but to help reduce long-term energy demands for tenants.


Alongside energy performance, the wider sustainability strategy also played an important role throughout delivery. Measures including LED lighting, motion-sensor communal lighting, off-peak heating strategies and the use of local trades and merchants all contributed towards reducing the overall environmental impact of the scheme.

THE TRUE VALUE OF REDEVELOPMENT

Importantly, projects like this also demonstrate the value of redevelopment. Repurposing existing buildings can often provide a more sustainable route to delivering new housing while helping communities make better use of underutilised spaces.


As housing standards continue to evolve, developments that successfully balance energy performance, sustainability, tenant comfort and long-term operational efficiency are likely to become increasingly important across the sector.
