PROJECT OVERVIEW


Spectrum Construction delivered a complex, high-end residential development at Rest Bay, completed across two carefully managed phases. The scheme comprised 68 apartments in total, combining the sensitive refurbishment of a Grade II listed building with the construction of a new concrete frame structure, all delivered through phased handovers to support the wider development programme.

THE BRIEF

To deliver a premium residential scheme that balanced heritage conservation with modern construction, while coordinating phased completions and maintaining exceptional build quality throughout.

Phase One – Listed Building Refurbishment

Phase one involved the refurbishment of a Grade II listed building, requiring the careful retention and restoration of original architectural features. Significant structural challenges were addressed, including damp, rot and major engineering alterations, all managed in line with heritage and conservation requirements.

M&E & Technical Complexity

The project presented complex M&E requirements, with hot and cold services routed externally below ground from a central plant room, demanding detailed coordination across trades and disciplines.

Phase Two – New Build Construction

Phase two comprised the construction of a new concrete frame building, delivered in parallel with ongoing works through a phased handover strategy to align with the overall programme.

Quality & Delivery

Across both phases, the apartments were finished to a premium specification, achieving sale values ranging from £250,000 to £1.1 million, with phased completions successfully coordinated throughout the development.

A high-quality residential scheme that successfully blends heritage refurbishment with modern construction, delivered through careful planning, technical expertise and precise programme management.
