PROJECT OVERVIEW


Spectrum Construction delivered a high-quality affordable housing scheme at Clyndu Street, Morriston, in line with a design brief prepared by Calon Construction and Coastal Housing. The development provides a sustainable mix of two- and three-bedroom homes, carefully designed to respect the character of the site and surrounding streetscape while creating an attractive and practical living environment for residents.

THE BRIEF

To deliver well-designed, affordable homes that meet Welsh Government standards, support Social Housing Grant funding, and respond to the social, financial and architectural challenges associated with modern affordable housing.

DESIGN & HOUSING MIX

The scheme comprises a mix of two-bedroom (4-person) and three-bedroom (5-person) homes, designed to accommodate families, couples and single occupants. Strong urban design principles were applied to ensure the development integrates seamlessly with its surroundings.

COMPLIANCE & QUALITY STANDARDS

All homes fully comply with Welsh Government Design Quality Requirements (DQRs), including Lifetime Homes, RNIB standards and Secured by Design, enabling the scheme to be supported through Social Housing Grant (SHG) funding.

LAYOUT, PARKING & SUSTAINABILITY

The site layout and parking strategy were developed in accordance with local authority SPG requirements, with a reduced parking provision justified by the scheme’s strong sustainability credentials. A fabric-first approach was adopted to maximise energy efficiency, improve environmental performance and help tackle fuel poverty.

SAFETY. DURABILITY & LONG-TERM VALUE

Natural surveillance and strong urban design principles were embedded to help design out opportunities for anti-social behaviour. The use of robust, high-quality materials ensures long-term durability, reduced maintenance and lasting visual quality.

THE RESULT

A well-balanced, sustainable affordable housing development that makes efficient use of the available land while delivering practical, desirable homes that meet both resident needs and funding requirements.

Across the UK, the pressure on housing providers continues to grow.
